BUYERS are being urged to move fast if they want to beat the Budget and potential changes that could impact the cost of owning a new home in Shuttington.

With just 24 homes being built at Millbridge on Main Road, possible policy changes in the forthcoming Budget and a small number of properties almost ready to move into, time is of the essence.

Elan regional sales director Tracey Ball said: “There’s lots of speculation about what the budget may hold for the housing market and household finances in general. Some people may be tempted to see what it brings at the end of November, but if they buy now they could move before the Budget is announced on November 26 or at least ahead of any changes taking effect.

“Reserve now and you will be able to secure a new home at today’s prices and pay the current rate of Stamp Duty, without having to think about the potential impact of future policy changes that may be brought in, which are likely to take weeks if not months to be implemented.”

The homes almost ready to move into include a two-bedroom semi-detached Malham Special, priced at £289,995, a three-bedroom detached Finham, available from £369,995, and a four-bedroom detached Blenheim priced from £549,995.

“Millbridge may be small in scale but has a range of homes to suit local housing needs including time buyers, families and downsizers,” Tracey added.

“The advantage of buying a new home, over an older one, is there’s no need to budget for repairs and renovations. Plus, there’s potential for long-term savings as our new homes are more energy efficient than older properties. Heating, hot water and lighting costs are around 50% cheaper in a new house than an older one, with the potential to save almost £1,000 a year.”

Located on Main Road, Shuttington, the homes will enjoy a leafy setting with existing trees and hedgerows retained and new trees planted. When complete, the new neighbourhood will include a flowering lawn, an attenuation pond that will be a wildflower wetland area, plus a wildflower meadow.

Local amenities include a public house, convenience store and village hall all within walking distance. Polesworth Secondary School and Newton Regis Primary School are within easy reach, making the homes an ideal choice for families.

Supermarkets, independent shops, cafés, restaurants and more are around 10-minutes’ drive away in Tamworth.

The show home at Millbridge is open Thursday to Monday from 10am to 5pm. For more information see https://www.elan-homes.co.uk/developments/millbridge/
