PLANNED new homes in Balsall Common would bring more than £1.25 million in community investment to the area, Elan Homes has revealed.

The homebuilder, with its regional headquarters at Coleshill, has acquired a 1.73 acre site on Waste Lane from Rainier Developments Ltd.

It already benefits from outline consent for up to 18 open market homes.

Ben Jowett, head of land at Elan Homes Midlands, said: “We’re pleased to have acquired this grey belt site in Balsall Common. We’ve been working on a reserved matters application, which we have recently submitted to Solihull Metropolitan Borough Council. While the local authority doesn’t have an up-to-date housing requirement figure in an adopted development plan, there’s a need for new homes and our planned development will help address that. We’re proposing to build 17 homes offering a choice of two, three and four-bedroom designs that will make efficient use of the land.”

Elan will retain and enhance existing trees, and hedgerows, reinforcing the landscape character, habitats and biodiversity of the site.

The homebuilder will work with the subtle changes in existing topography of the site.  Sustainable drainage features and open space will be integrated within the landscape approach.

Subject to planning, Elan hopes to start work on site in early 2026. The first homes would then be released for sale in autumn 2026.

The new homes would bring investment in the local community worth more than £1.25 million. This would be payable to the local authority in the form of Section 106 and Community Infrastructure Levy payments to support the growth of the neighbourhood.

“Our plans are for 17 private sale homes, but we’ll also be investing more than £430,00 in affordable housing,” Ben explained. “We’ll also contribute more than £240,00 to education, with funding also allocated for healthcare, play pitches, travel and highways.”

The planned development is ideally placed in the well-regarded village of Balsall Common. A nursery, primary and secondary schools, supermarket, post office and village centre are all within a 20-minute walk of the site.
